How sustainable thinking leads to success
With forward-looking planning, finely tuned processes and a feel for social and ecological trends, the Seraina Investment Foundation meets the demands of investors to ensure that investments remain profitable in the long term.
Participation brings added value
The aim of every project is to ensure urban development quality and to offer future generations space for living and community. This is why the Seraina Investment Foundation involves important interest groups, such as local authorities and residents, in the development process at an early stage when realizing residential quarters. Through joint dialogue, areas can be planned more economically and buildings can be optimized during the development process so that they offer added social value.
Well-balanced portfolio counteracts investment risks.
The residential developments in the SDR portfolio have flexible sizes and floor plans as well as a good mix of rental and owner-occupied apartments. The investment group is thus anticipating the social trend towards an ageing population and new forms of living and will be able to offer sought-after products in the future. At the same time, the developed properties contribute to well-mixed, safe neighborhoods and support the goals of the respective municipality. Advantage: The value retention of all buildings constructed at this location is strengthened and the risk for investments is reduced.
Efficient planning is half the battle
Social sustainability goals are also very important for the planned office buildings in the new SDC portfolio. The resulting co-working spaces promote social interaction. At the same time, they enable significant space savings thanks to desk sharing. With the help of digital planning methods such as BIM (Building Information Modeling), various service providers from the fields of energy, water, timber construction, etc. are involved in the development process at an early stage, which leads to well-coordinated planning, efficient execution and thus to the delivery of the promised return on investment.
Non-fossil heating systems as standard
As a contribution to climate protection, the Seraina Investment Foundation uses low-CO2 energy sources for heating and hot water in all projects, such as geothermal probe heat pumps, lake water heat pumps, district heating or solar energy. Where possible, new buildings are planned in accordance with the Minergie standard. As a member of the Swiss Sustainable Building Network (NNBS), Steiner AG, as the most important development partner, can implement increased sustainability requirements in the planning and realization of projects at the customer's request.
With clear objectives in a rapidly changing world
In the future, the real estate industry will be increasingly shaped by a change in awareness and by legal and political requirements. The issue of climate protection is also coming to the fore among investors. The Seraina Investment Foundation has recognized this opportunity and is gradually optimizing its portfolio in terms of energy efficiency and with regard to social and environmental objectives. In doing so, it is meeting the requirements of pension funds to ensure that all investments remain profitable in the long term.
